What’s the difference between a Home Equity Release Loan and an Investment Property Equity Release Loan?

A Home Equity Release Loan is secured against your own home (the place you live in). It provides the opportunity for you to stay in your home as long as you need as it offers a Lifetime Occupancy Guarantee. This means we promise that, provided you are not in breach of your obligations to us, and the property is the home you live in, you and your co-borrower(s) cannot be removed from the property by us, and we will never force you to sell the property while you reside in it.  

An Investment Property Equity Release Loan is secured against a rental or investment property. Unlike the Home Equity Release Loan, it has a fixed loan term, and the balance is usually repaid at the end of that period. With an Investment Property Equity Release Loan, you continue to own the property, earn rental income, and benefit from any capital growth while accessing some of its value.
